Involvement in The World Hunger Project, 9th January 2011

Since the New Year I have been extremely busy reviewing all my business activities and have made some significant changes, which I will reveal in a forthcoming blog and for legal reasons the new business that I mentioned in my last blog cannot be openly discussed until 2 weeks’ time but, it’s one of the most exciting projects that I have set up and I look forward to sharing all the details once all legal terms and conditions have been added to the associated website.

I’m extremely excited about the World Hunger Project and feel thrilled to have been asked to attend the Dionne Warwick concert by Tim Holder and his P.R team, led by Miranda Leslau at the Apollo theatre, Victoria London, along with my good friend Duncan Bannatyne. The Hunger Project is an extremely sustainable charity helping to feed the worlds starving population as it doesn’t just gift aid food parcels. It addresses the root of the problem by teaching, coaching and monitoring the growing of crops and the management of livestock to provide food. This is obviously very close to my heart being an ex-farmer and a social entrepreneur who loves to help people to help themselves. The hunger project has been in existence for since founded in 1977, and is making a massive difference worldwide. www.thehungerproject.co.uk. The objective of the concert was to raise awareness of the Hunger Project in the UK and was the first of what will become an annual event. A lot of businesses and services gave their services pro gratis, including the Apollo theatre, and the stars of the show Dionne Warwick, Elaine Page, Natalie Cole and MICA Paris. There were over 2000 in the audience and we were all on the edge of ours seats enjoying every performance, it far exceeded my expectations and to see the Southbank Sinfonia and the stars performing on the set of Wicked created the best environment that once could have asked for. Dionne not only sang the chart hits but hosted the whole event and her heart felt energy filled the whole theatre. The high point for me was the look on Tim Holder’s face as he sang a duet with his idol Dionne Warwick, truly deserved for all the hard work that he and his team had put into this outstanding event. The hunger project had massive feedback and was trending on twitter for 2 hours after the event; needless to say Miranda Leslau also received huge acclaim for this and the resulting PR in the media and TV.

The after party, celebrating Dionne’s 70^th Birthday was held at the Crowne Plaza Victoria hotel with approx. 500 people attending, myself and Duncan were managed by Yvonne Barto as we were surrounded by the press. I hadn’t expected this but thanks to Yvonne’s authoritative approach all went well. A huge birthday cake for Dionne was brought out and it was lovely to witness Dionne’s joy as we all sang happy birthday and the huge cake was cut into 500 slice to feed us all. One of the most fabulous days of my life, and a magic start to the New Year.

Mon£y Train – Cash Creation Day.

I’m still really excited after our first Mon£y Train Cash Creation day at Swindon on Saturday. My team were outstanding and carried out most of the speaking on the money making topics, which comprised of the following

1. Myself teaching credit repair and raising of seed capital for business start-up.

2. Silas Lees (Kevin Green Wealth Coach) speaking on business structures, key success principles and a wide range of simple cash creation strategies.

3. David Murphy – Head of finance at build store, informed us how to register the discount trade card for up to 40% discount on material supplies. Also how to register for build stores plot search for economic purchase of building land and finally an introduction to packaging finance, related to property.

4. David Murphy and his team giving a tour of the self-build and renovation centre during lunch break.

5. Adrian and Clare Pickersgill (managers of Kevin green Wealth Forex Train and charted financial advisors), instructing on Forex trading, including using automated trading robot, stocks trading and trading of domain names.

6. Neil Chapman (responsible for London’s largest single stock transaction in 1986), how to make money from gold, silver, platinum and understanding money markets.

7. Chris Rowel (advanced financial advisor and Social Media expert), showing us how to make money online and some very innovative software for small business start-up.

8. I, strategic planning – setting a forward strategy.

I am so proud of my team of speakers and all the other members of Kevin Green Wealth who were helping on the crew. The Mon£y Train One day Cash Creation trainings will be going regional throughout the UK in 2011, I will not be speaking on the one day training events, but will be the main speaker on the 3 day intensive Kevin Green Wealth trainings and will continue to be the secondary coach to all of the 90 day Kevin Green Wealth coaching’s.

The Kevin Green Wealth group offers 3 products, namely the Mon£y Train one day Cash Creation, Kevin Green Wealth 3 day intensive trainings and finally the 90 day Kevin Green Wealth coaching programme. I am very excited about helping to create financial freedom for large numbers of people in 2011 both in UK , New Zealand and Australia where I have been asked back to educate in the respective countries.

My team in UK are very busy on our property deals and I will be telling you shortly about some very innovative new business that I have set up, all will be revealed in my next blog.

Planning for 2011 – Managing Government Budget cuts.

The Government plans to cap benefit payment to income supported payments. The way the Government are implementing this could cause severe financial hardship to certain landlords.

Government proposal outlines a cap in benefit payments rather than a blanket percentage decrease in payments to tenants. What this means to us as landlords is, that if you’re a landlord who owns properties in areas where rental payments are much higher than the national average, areas such as London and the South Eastern counties, then you are likely to suffer severely by the cut in benefit payments to your tenants. The opposite applies to landlords who rent out properties in areas where rents are at the national average or below, these areas are largely unaffected and therefore much safer to be investing in. In my Kevin Green Wealth training, I have always taught investors to buy in high rental yield areas, where property prices are under the stamp duty threshold and benefit payments are sustainable, therefore my students are safe. But how can we help anyone else who’s facing a cut? I suggest that you consider the following actions; 1- Assess whether the private rental market is sustainable, therefore not requiring income supported tenants. 2 – Consider selling the properties you have which will be affected, and reinvest in the unaffected areas. 3 – You could lease option to your tenants and sell them the property. 4- Consider Social housing as an alternative strategy, or other direct contracts with government for guaranteed fixed term rental.

It is my strong feeling, that this massive change in government policy will remain and cause tenants to migrate from the high price city centre locations, to the more affordable lower rent level areas of the UK. This may have an effect in reducing property values further in the high priced areas, yet strengthening property values in the low price areas.

Use the coming of the New Year to readjust or set your new goals, including business goals and lifestyle goals. The environment is changing fast around us, and we need to keep up to speed with all aspects. Remember small cash creation businesses, can provide a stable stream of income and are generally a lot safer than relying on just a job.

Secret Millionaire - a year on

A year on from my Secret Millionaire episode as seen on Channel 4. I asked all the participants in the programme to a reunion dinner in Bristol.

Whilst I continued to liaise and help each charity separately, it seems a fantastic idea to bring everyone together to see the crossover’s between the charities where they can help each other. It was particularly important to me to invite also the people that were involved in being filmed during the 9 days of the making of the programme that were not shown on the final edited version in particular Louise, husband Ben and their special needs daughter Emily and family who I met at Little Bridge House hospice. Only a week on from this special event, Louise and Adele the mother of Shannon who was featured on the show have become very strong friends and the last message to me today from Adele and Louise was that they were having some rare me time and going clubbing in Bristol! For those of you that did not watch the show I sent both of the families to swim with the dolphins in Discovery Cove Florida and Disney Land theme park

I revisited Amber Foundation yesterday with a very close friend of mine Owen Wood, a person who I met through Secret Millionaire who has some physical limitations yet is amazing at website design and whilst he can’t use his arms to work the keyboard he uses his feet . We gave an inspirational talk to the Amberteers and found out that as a result of the Amber manager Geoff , Geoff and Adele from Little Bridge House meeting up at our dinner there are now plans for the Amber youngsters (Amberteers) to help with the gardens at Little Bridge House. The staff and team leaders at Amber feel that the exposure to the special need children at Little Bridge Hospice would be a very humbling life changing event for the Amberteers and saves money for the Little Bridge landscaping projects. Julie from Barnstaple Property Action group highlighted the fact at our dinner that they are now working more closely with North Devon district council and as result during the past year of involvement in the various meetings the council have match funded my original donation to the outreach rough sleeper project. The reunion dinner was so amazing that we have planned for this to become a regular event and the sight of big Geoff from Amber brushed up and bushy tailed in his suit and looking the business will happen at least once a year.

The whole experience of my involvement with RDF production team, the channel 4 Secret Millionaire team and more importantly all the people who were involved in my programme and attended the dinner, spoke of the passion and emotion of the positive experience over the past year, for myself its fully endorsed the fact that we should always listen to our heart before our head and follow our gut feel when making our own life’s decisions.

2 Use cash back cards where possible, Amex give great deals

3 Bridge capital payments using 0% balance transfer cards

4 Always negotiate balance transfer fees, APR interest rates and annual fees

5 Always clear the payments every month on all non balance transfer cards

6 Don't use credit cards to draw cash from ' hole in the wall' , cheaper option write cheque and in the 'pay to' section ,write 'cash' then draw cash from your bank account

7 Try to use cards that allow transfers directly into a bank account

8 Use credit cards that have internet banking as transfer fees are usually less

9 Never use 0% balance transfer cards for further purchases as card companies who claim 0 % on purchases is usually only certain purchases

10 Get yourself a V.I.P. credit card as transfer fees are normally nil and limits are open

11 look at credit card unsecured loans , some are great deals

12 All cards allow transfers between each other, regular activity of creating and clearing debt usually raises credit score and credit profile

13 Allow up to 5 working days for payments or transfers to clear

14 Transfer money from card to bank account before using funds to buy property

Inspiration, Motivation and Energy on Tap - WHAT A NIGHT at the Northern Property Network last night!

Hosted by our friends Bobby Gill and Steve Foley, the Huddersfield event at the George Hotel in the centre of town was packed out. It was standing room only as people from all over the UK had converged to hear what the brilliant guest speakers had to say.

There were many new investors in the room as well as seasoned professionals, we met up with many old friends and made a few new ones during the course of the evening. It was fantastic to be in such a positively charged environment with so many like minded people who wanted to learn not only from the experts but also each other.

Kevin Green was inspirational, his down to earth approach was refreshing and his insight into wealth & and its creation was fascinating inspirational and funny. His attitude was spot on, a real person who was affable, approachable and genuine. He recanted tales from his scholarship, of meetings with some of the rich list that inspired him to take action, people like Bill Gates & Richard Branson.

His angle – they were real people who were the same as anyone else, the only difference - they had gotten off their arses and taken action to get to where they wanted to be!

Kevin also revealed the truth about Social Housing....and how lucrative it is for the landlord! It was worth attending just for that little nugget. This is something we are now looking into for ourselves and will keep readers informed with our progress. Kevin is also running workshops to teach investors “How To...” in the near future. Michael Bradford was fascinating; his approach to helping people solve the problems holding them back in life and business was awe inspiring!

Michael gave 4 practical demonstrations on members of the gathered audience (including host Steve Foley), where he “read” their energy and asked each person a series of questions. It is very difficult to put what we witnessed into words but the results were visible to the entire room, the benefits to the individuals concerned will only be truly known to them but everyone perceived the difference Michael made to each of them. His positive energy filled the room!

The South Wales farmer recently appeared on the Channel Four show, where millionaires go into deprived communities to work as volunteers for eight days. Only at the end of their stint do they reveal their considerable wealth, before presenting cheques to stunned local community workers and other worthy recipients.

Kevin Green donated a generous £69k from his personal fortune to causes in the picturesque but rundown market town of Barnstaple.
